Are there any first time homebuyer/down payment assistance in Nyack?

If you do not have an FHA loan on another property currently, most likely you will be able to obtain it. FHA loan allows to buy a primary residence with only 3.5% downpayment and the guidelines are not as strict as for conventional loans (i.e. credit score does not have to be perfect etc.).

I'll be happy to provide you with the contact information for lenders who carry FHA and explain in detail how it woks, including buying a distressed property in need of extensive renovations using FHA 203K Rehab loan.

Would tend to doubt that but you may be eligible for FHA or a VA loan if a veteran. How many loans depends on your credit debt ratio and employment income.
