There is a program I just closed with, that provided 10,000 towards down payment and closing costs. Please contact me if interested. I use this program regularly I could show you the HUD statement for my home that I bought using this program. On a 225,000 home I paid 6,600 out of pocket. That is less than the 3.5 required by FHA.

Requirements
2 years with the same line of work
3 years of tax returns w-2s etc.
Last 2 paychecks
Must not make more than 70,000 a year and must not make less than 24,000
Need to contribute at least 1% of purchase price of your own money (Not a gift)

There are a number of Nevada assistance programs:

* Home At Last Access Program is a down payment grant of 4% of the sales price.

* Home At Last Mortgage Credit Certificate is a federal income tax credit of 40% of the interest paid on the mortgage loan.

* Nevada Bond couples super low rates with a 2nd loan to cover the down payment.

* Culinary and Bartenders Housing Partnership is a program for union employees with assistance of $10,000 or $20,000 if conventional.

* Good Neighbor Next Door allows teachers, law enforcement, firefighters and select others to purchase certain homes at 50% of list price.

* City of Henderson can assist with $10,000 in down payment, plus $20,000 for home repairs.

There are other programs, as well. These are specialized loans, so you should make sure the lender you select has done multiple loans of the type you are going after. Specialists who understand and are approved to do all of these programs are rare, so they might be hard to get a hold of. But they are worth it!

Yes there are many grants, down payment assistance programs, first time home buyer programs etc. You need to speak to a reputable lender that can run your entire financial scenario and explain all of your financing options. If you need a lender please shoot me and email and I will send you the lender contact info to the lender we work with all the time.

I just received this email from my lender explaining a new grant. This is just one of many programs you might qualify for.

Yes! Both your agent and lender must be certified. I can provide you with access to several programs. Most provide up to $14,999. Some require payment to be returned upon sale, and others do not. You can purchase any home, but the program does count all household income whether that person is on the mortgage or not.

The income limits are quite generous. For most programs, a family of 3 can ear in the mid $40k per year and still qualify.

There is a program that I use, that gives fha buyers (who meet the requirements) a 10k interest and payment free loan to take care of the down payment and closing costs on the home. You only pay back the loan when you sell. If you pay your loan off, you do not need to pay the loan either.

Qualifications
3 years of tax returns
640 credit score
Must not make more than 70,000 individually
Must make more than 25,000
Must live in the home as the primary residence
May not own another home at the time of purchase

Yes and there is lots of available money to the public. There are several programs. I receive homes from several non-profits that assist in affordable housing. In addition to the non-profits, we have Federal, State and City down payment assistance programs. You may contact me for further information if you wish.

There are various down payment assistant programs for Southern Nevada. The programs and funds availability change often, so it's best to contact them directly to see what they offer. The main agencies that administer them here are below.

Hello, I am from the financing side. i am certified in down payment assistance here in clark county. We have various programs that we offer through the county. But also here at Guild MOrtgage we have several bond programs so it is possible to get into a home with as little as .5% down, so for every 100k in purchase price thats $500
We also underwrite these loans with no property determined and give a guarantee to lend approval.

This is one of the best most people do not even know about.

Call Scott Reynolds at Evergreen Home Loans, (702) 269-4364 or email at sreynolds@evergreenhomeloans.com. He's the branch manager and I've worked with him before, there are a lot of options which you can discuss. A mortgage banker or mortgage broker is where you should start because they'll be doing all the paperwork with you.

A good caveat is to get an Underwritten Pre Approval, this is stronger than a standard pre approval and can assure the seller you are truly able to close when you say you will. There are lots of factors to purchasing a home and having a good team on your side can make all the difference.
