There are other programs, as well. These are specialized loans, so you should make sure the lender you select has done multiple loans of the type you are going after. Specialists who understand and are approved to do all of these programs are rare, so they might be hard to get a hold of. But they are worth it!

There are several - first it is important to have a lender who knows them and how they work.
I have a couple wonderful lenders who do.
This is one of the best most people do not even know about.

There are definitely down payment assistance programs in Nevada. Here is the information on the 1/2% down loans:
Also there are a number of other programs that are available as well. I would recommend calling All Western Mortgage - they are a local lender and offer the full spectrum of local down payment assistance programs. You can reach them by phone at: 702.997.4226 or via email at: email@example.com
Call Scott Reynolds at Evergreen Home Loans, (702) 269-4364 or email at firstname.lastname@example.org. He's the branch manager and I've worked with him before, there are a lot of options which you can discuss. A mortgage banker or mortgage broker is where you should start because they'll be doing all the paperwork with you.
A good caveat is to get an Underwritten Pre Approval, this is stronger than a standard pre approval and can assure the seller you are truly able to close when you say you will. There are lots of factors to purchasing a home and having a good team on your side can make all the difference.
You can call and ask me more questions anytime.
