Are there any classes in Sacramento on buying homes for the first time home buyer?

Yes, there are classes available for first-time home buyers in Sacramento. I suggest contacting Pam Canada at Neighborworks as her organization puts on several educational classes about home buying, foreclosure prevention and financial options for first-time home buyers. This is a wonderful nonprofit organization that's been around ever since I came to Sacramento.

Elizabeth answered the question that you specifically asked. Neighborworks offers a class that gives you a general overview of how the process works. As part of that, they also have lenders that you could work with but you are not obligated to go with any one specifically.

Of course a good buyer's agent can lead you through the process as well but selecting a good agent, especially when you're not familiar with the home buying process, may be scary so the class will be of some benefit.

I would caution you, as you select your agent and lender and move forward, that you avoid working with the no down payment solutions such as USDA loans and CHDAP. These two programs help a person get in to a house with no or little down payment. But the downside is that it restricts you from refinancing or other flexibility on the mortgage as the market changes. I became more aware of this for my clients for whom the market changed, and Dave Ramsey (a reliable, national financial advisor that you can google- had spoken about on one of his programs). I would suggest that you wait to buy until you have the required downpayment (3.5%) and some cushion for moving and furnishings as you move forward.

Still, putting the plan in place is important as a first step. Just understand as you go to Neighborworks that they promote the options of CHDAP and USDA to help you with your mortgage and you want to understand both the pros and cons of that option.

Hello Celeste, Yes there are but I can email you a link to a class for first time homebuyers to receive a certificate online at no cost. You may qualify FHA from a minimum 580 fico score and 3.5% down or even as low as .5% half percent down payment program. You may qualify to buy with minimum out of pocket expenses and pay less than rent. The loan program will be determined by your credit profile, debt to income ratios, fico scores and how much you want to invest into the down payment and closing costs.

It only takes a few dozen questions to qualify and go over your options. Credit scores can be raised at no cost within 3-4 days in most cases to qualify for programs, rates and terms as necessary. Here are some blogs.

Hi Celeste,

Neighborworks is a great place to start. They have up to 8 hour glasses for first time home buyers for about $50. Once you have completed a class and as you have any questions I suggest you sit with a lender who specializes in first time home buyers so that you can get an understanding of all loan options and any assistance programs that you may be eligible for. Your first sit down with a lender should be around 60 minutes and should answer most questions. If you feel like anyone you are speaking with is talking at you and not to you that is how you will know to look at other professionals. Please let me know if I can help with anything.

There are seminars through brokerages but dates vary. Also Keller Williams agents have a simple guide and even a book that is simple and an easy read you will be on your way in no time.
