Are there any banks or lenders that are doing 100% financing with no money down etc. in the Dallas, TX area?

I basically was trying to find a lender that would do 100% financing? Or has anyone heard of a company called NACA (Neighborhood Assistance Corporation of America) and has any of your clients successfully purchased a home through this lender.

Did you (or your spouse, if married) serve in the armed forces? VA loans are still 0% down-payment.
USDA must fit geographically. On the North side of Dallas, in Collin and Denton County, areas of Little Elm, Prosper, Aubrey, Crossroads, and The Colony still fit the boundaries. FHA and conventional home loans are going to require at least 3.5% down-payment now. The whole buying process has tightened up to protect itself - some would say it went too far. But, interest rates are great and we're selling homes at a much more normal rate again, so the worst in Dallas/Fort Worth appears to be behind us.

There are definitely local funds in different cities that will help. I know Arlington has on. There are USDA rural development loans that are available in areas outside of a city or any city that was less than 10k people in the 2000 census. Which qualifies alot of small suburbs that are quickly growing, ie Forney, Wylie, Melissa, Prosper and Anna. To utilize NACA, you will have to buy in a low/moderate income area. Contact NACA at their website and get prequalified to see if you are a fit. It is a good/legit solution.

Otherwise, FHA allows for 3.5% minimum down payment. This down payment can be a gift or even a loan against your 401k.

USDA is 100% but there are no qualifying areas in Dallas County. VA loans are 100% if you are eligible.

100% financing "is thing of the past" all home buyers EXCEPT USDA require minimum 3.5% as downpayment based on credit scores, debt ratio, employment history, and etc.

The USDA Loans are the only 100% loan options right now. They are "rural development" loans, so they are only in the outlying areas (not in Dallas proper or in larger cities like Richardson/Plano/Carrollton). Some of the areas included are: Wylie, Fairview, Lucas, Little Elm, Prosper, etc.

Not all lenders participate with USDA Loans either. You may want to do some research on the USDA Loans which will give you an entire list of towns/cities that qualifiy and also a list of lenders to choose from.

If you buy in an area that qualifies for USDA loans, there are 100% loans out there. You can contact Katie Sparkman at ksparkman@houseloan.com at CMC Mortgage or call 817-807-5367 and she can help you. There are areas of Little Elm and places north in the metroplex that qualify for USDA.

We did have someone try to use NACA once in the hundreds of homes we've sold and it just never panned out for them. Keep in mind, though, your experience could be different.
