Are the listings on trulia really updated and current listings??

If a listing says it is sold and in red color, does it really mean it is sold or it could be still available and not updated on Trulia yet? How current are the listings on Trulia?

NO! National listing websites just dont get it- and therefore, they only have a fraction of the current inventory, for the reasons listed below and because they are computer people, not real estate people. Many sites will only post a listing for 30-90 days-understandably, they do this to avoid outdated listings, however, they expire a lot of listings that are still active and valid.They fail to understand that on average, homes are on the market for about 6 months- longer in slow markets. I curently have about 38 listings, and only 8 show on Trulia- and I utilize a direct feed. If my inventory is representative, Trulia on has about 20-25 percent of the story.... Try a local agents who has a direct portal to their local MLS first- There you should get all available pics- as the majority of listings on Realtor.com will only have 4 pics. Good Luck!

Some brokers will set up a "feed" to Trulia that updates listings, most do not.

The Multiple Listing Service is the only system that has truly current information, but even it is not perfect. There are countless homes in the MLS with incorrect information too. But it's as close as you're going to get.

Despite claims, the MLS can not be searched directly by anyone other than a licensed agent who pays for MLS access. Many agents do however have an IDX (Internet Data Exchange) feed from the MLS to a search system on their site. Depending on which IDX system the agent uses, those are updated anywhere from once every few days to several times a day and are likely the best source for the most complete local listings.

Trulia and similar sites do not have all listings. Let's face it, there are brokers out there that don't even know Trulia exists.

For example, Trulia currently shows 1,854 listings in Gilbert, AZ. There are 2,436 homes listed in Gilbert in the MLS. So if someone were looking for a home in Gilbert on Trulia, they wouldn't even be aware of 582 homes for sale. And that's just in Gilbert!

If you want ALL listings, with the most updated information, a real estate agent can set up a MLS search for you that will create a "portal" for you to access. Via the actual MLS, and agent can search on dozens of different criteria. If you want to "do it yourself" and are OK with somewhat limited (but usually good enough) search criteria, find a local agents IDX search. Some will make you register for access, some will not.

If you want to do a home search and not even see 25% (or more) of the homes available, and struggle with outdated information, use a national search site.

Trulia is a great site to network and find general information. However the accuracy of the listings is not good. Many of the listings shown are no longer available, the price may be incorrect and all the other information might or might not be accurate.

The only way to get the most updated information is to get it from the MLS, or thru a site that feeds directly thru the MLS. If you wish let me know what you are looking for and I can set you up with a free search based on your specific criteria, which will cointain the most accurate complete and up to date information.

Hi Josez,

Unfortunately the listings are not as current as they could be due to who enters the information... they are not pulling live from the multiple listing service so it leaves room for error. There are some companies that advertise listings here strictly for the purpose of generating leads that they can sell to other agents. For the most current listings you should contact a buyer's agent. They would be happy to help you find the home that fits your needs and represent you through the transaction. This would not cost you anything as their fees are traditionally paid by the seller. I would also recommend that you interview a few agents to find the one that you connect with.
