Are the homes located near St. Francis HS more expensive than the homes not located near the high school?

Not really. Disadvantages living too close to the school include, traffic, crazy drivers, congestion.

It's hard to answer your question not knowing if you are referring to Mountain View, Sacramento, or ?

In Mountain View CA, the price of real estate varies quite significantly depending upon which public schools your children can attend. If you look at the Mountain View real estate statistics you can see that the cost for a home in the Miramonte neighborhood (near St Francis High School) is significantly higher than for the City of Mountain View as a whole:

Generally being close to an elementary school or middle school, but on a quiet street, is desirable. Too close to a high school can be a detriment. High school kids can normally easily get to school on their own but create noise and congestion.

Hi Luca & Alisa,

School scores are one of the primary drivers of real estate prices but since St Francis is a private high school and one does not have to live in the area to attend, it does not heavily influence the value of the surrounding homes to the extent that the public schools do.

In the half mile radius around St Francis, I think the biggest school impact is the public middle school (Blach in Los Altos has higher API scores/ranking than. Graham in Mtn View. However both these middle schools then feed into Mountain View High School.)

Another driver of prices in this area is lot size. St Francis is located near the boundary of Mountain View and Los Altos.. Mtn View homes are typically on smaller lots than Los Altos homes.

Finally, location is always important. St Francis is on Miramonte which I drive daily. There can be quite a bit of traffic on Miramonte generated by St Francis and nearby Blach middle school. Therefore homes that are not on streets used to get to these schools normally command more of a premium than those on the feeder streets.

Since you are in Olympic Valley I am going to guess that the Mountain View and St Francis HS you are referring to is not the one in 94040.
If I am wrong, homes in Cuesta Park are more expensive than homes east of El Camino. Since St Francis is a private school, it does not have a lot of influence on the price of surrounding homes, and it is on a busy street. The inventory of homes for sale in Mt View is so low that most homes will sell for more than you expect them to right now.

the answer to this question is skewed by the fact that the school is located on a busy street (Miramonte), and also close to the Los Altos school district. Homes in the Los Altos school district would be more expensive than the ones located in the Mountain View school district. The LA school district is a few minutes walking distance from the HS.
Otherwise, talking about only houses in the MV school district, the question would be more about the location of the house: on a quiet side street, it would be worth more than on the busier Miramonte street. Overall, without this factor, I do not thing the value of the houses around the HS are going to depend on the proximity to the school. Some people may not prefer to be close to the HS because of the activities of the school, which can be noisy, during week ends and evenings. But for those with kids going there, it will be a plus to be real close.
So to summarize, I do not think the value of the houses will specifically depend on the closeness to the HS.

Homes located in higher ranking school districts are higher than those not located in higher ranking school districts.

Home values are determined by their location. A home right across the street from a school may cost less due to traffic, noise, lighting, etc.
