Seems the homes in Valdosta area are overpriced. All over the nation homes prices and values have took a plunge. I would like to know what is keeping Valdosta homes prices high. Without no industry or factories, or new military missions moving to Valdosta anytime soon and judging by the number of homes for sale I would be afraid to buy until the homes prices come down. Thank goodness I don’t have to sell in this area right now. I have read some of the post and see that most folks are saying buy now. I say wait it out and you are bound to see the prices fall. Who is buying and who is going to buy? I would just like to get a professional opinion. Thanks!

Simply under price your offer. After all you just can't throw your money away. Desperate sellers will be panicking in 2010.
Homes in Valdosta are up to 50% overpriced from reality. This just shows how much further home prices need to fall nationwide to be restored to sanity. (Homes that working families can afford without having to go deeply into debt.)
Houses are indeed overpriced in Valdosta. Many Seller think that their home is the only one not hit by the nationwide reduction. Unfortunately, many real estate agents support this fairy tale. The truth is, all homes are worth less than they were at the highwater pricemark a couple of years ago.
If I were buying (and I represent Buyers only) I would get a realestate pro who will shop hard for a great deal and not try to justify their overpriced listings. There are still some people who need to sell and will accept a reasonable offer based on current market conditions.
I agree with Denice that there has been a small drop in home prices. This is in large part due to real estate professionals educating sellers and getting them to price their homes correctly. That being said, David is also correct regarding more reasonable appreciation in our market over the past years. Moody AFB, Valdosta State University, SGMC and the opening of several new industries has helped to stablize our market.
If you can afford it, now is the time to buy.
I agree with Mr. Washington except to say that there has been a decrease in home pricing in the Valdosta area over the past months. Have your Realtor complete a market analysis for homes in neighborhoods of interest. I believe you'll see that compared with homes sold last year (for example), you'll find lower prices.
Also, please remember that to "lump" the local real estate market with a market in another part of the country is like trying to compare apples and oranges...real estate markets are unique to their respective locations.
Being a real estate professional in the area my voice may come across as biased but I assure you it is not. Valdosta compared to the rest of the nation did not see dramatic price appreciation and has maintained steady, progressive growth. Current home prices in the area I am glad to say will not be going down anytime soon, but if you plan on waiting it out you may just see the opposite, an increase in home prices. Valdosta is a great community, and does boast much industry and schools- Valdosta State University, Georgia Military College, and ValTech. It has thriving downtown, wonderful neighborhoods, and a hip social scene. Truly now is the time to buy.
