Are termites and/or other bugs problems in Roswell? I wonder if we ought to exclude houses with "wood exterior walls" from our search list?

Oh don't worry. Termites are everywhere here in the south. A lot of home owners keep a treatment plan on their home and you can ask for an inspection to be done during your due diligence and that the seller provide a one year retreat and REPAIR bond (the 2nd part is very important to ask for)

Termites are a potential issue all across the South, especially GA. Most every home is going to have some amout of wood to protect. A termite bond is always suggested for any home in the state.

Termites are a problem everywhere, so I would recommend getting the house covered by a "termite bond" and it's renewable every year with the company making regular inspections and treatments, so if there's ever a problem you are covered. Staying away from "wood exterior walls" won't guarantee anything...I have seen them crawl up a 12' concrete wall to get to wood studs inside a wall.

The pest control companies in the area can give you detailed information as well, you may want to check out their websites and talk to a professional. Arrow Exterminators or Northwest Exterminators are big companies, but there are other good ones out there, too.

If you are working with an experienced Realtor in your buying process, they can also help counsel you on this issue.

It's not if in GA with termites, it's when. I wouldn't exclude wood from the equation since as Michael mentioned, they are fine eating structrural members. I guess concrete and steel would be an option but that's not too popular around here.

I would suggest high caution with any stucco - moisture and termites are always concerns. Beyond that, regular inspections and a bond should do fine.

Not many of us can really quantify your question but as Michael Hammond mentioned below, GA is a "Bug State". Dont stay away from Roswell for that reason. Great City with Great Schools and just the homey feel. Very stable invetsment as well.

Termites are a problem in all of Georgia, Waswarum, and most likely all of the southern half of the US. Excluding homes with "wood exterior walls" is no solution since your interior walls and the studs in between are also targets. The key is to monitor, or have a pro monitor your house and have at least an annual inspection. Please call, text or email if we may help further. Good Luck!
