Yes, there has been a substantial increase in home values in St. Cloud in the past year. The initial increases were in the areas outside of the 34769 area code but we are now seeing that the 34769 area code is starting to increase substantially and the trend should remain constant for the foreseeable future.

Hi There:

Yes, we have had 20% appreciation during the past year in St Cloud. Below is the link to homes for sale over there along with charts showing the price trend in the area.

Hope this helps.

Absolutely, seems like prices are increasing everyday. We have done a 20-23% increase within the last year, but still a good time to buy, we have more buyers than we have houses in this area.

Good question, let's see.

In the first quarter of 2012 the median sale price of a house in St. Cloud was $115,000 and the median per square foot was $59.67.

In the first quarter of 2013 those numbers went up to $141,000 and $71.71. Those are increases of 23% and 20% in a year.

So, YES, prices have gone up big time in St. Cloud, but it's still a pretty inexpensive place.
