Are credit in low and we are looking for O/F and have about $80,000 to put down we looking in the 93536 area?

If your scores are below 640 you will not get the best interest rates and terms.

This will be true even with a large down payment.

Talk with a mortgage consultant. Get a clear idea of what you can be approved for. Also, ask how improving your credit score will affect your interest rate and terms.

Maybe you can use some of your 80K to pay down some debt, which may improve your scores.

Having a low credit score is not going to keep you from purchasing a home but will more than likely require a higher down payment but if you're willing to speak to a knowledgable lender that will share the options that are available to you I'm sure homeownership is within your reach.

By having 80k touse as a down, you are in a good position for the 93536 zip code. Have you spoken with a lender yet?
