If your scores are below 640 you will not get the best interest rates and terms.

This will be true even with a large down payment.

Talk with a mortgage consultant. Get a clear idea of what you can be approved for. Also, ask how improving your credit score will affect your interest rate and terms.

Maybe you can use some of your 80K to pay down some debt, which may improve your scores.

Best of Luck to You!!!

Having a low credit score is not going to keep you from purchasing a home but will more than likely require a higher down payment but if you're willing to speak to a knowledgable lender that will share the options that are available to you I'm sure homeownership is within your reach.

My office is located in the area you're interested in and our lending staff is available to answer any questions and concerns you may have.

By having 80k touse as a down, you are in a good position for the 93536 zip code. Have you spoken with a lender yet?

There are homes in the 93536 zip code. With 80K down, this puts you in a strong position. HAve you talked to a local lender yet?
