We've just moved to the Greensboro area, and are looking at houses in the Oak Ridge and Stokesdale locations. We like the Arbor Run neighborhood, but are the houses in there overprice, with all the new constructions and inventory?

I live in Meadow Ridge directly across from Arbor Run. It is a lovely neighborhood that I walk in daily. I am the Broker/Owner of Century 21 Elliott Properties and I have over 23 years of experience. I would be happy to show you property. It is a great time to buy and I ran a statistical program on Arbor Run this morning. The results showed 23 Active listings, 22 closed sales in the last 18 months and 2 pending. The sales prices were running from 89% - 99% of asking price. That is excellent. The price range of all 47 properties was from $365,000 - $998,000. You have a lot to choose from . If you need some help, just give me a call at 339-2368

Marianne,

Arbor Run is a very nice community on the outer edge of Guilford County. I have actually have some buyers that have their sights on a home there. Yes the homes are on the higher end but, they all have top end features and it is a very nice community. I have been working the northern part of Guilford County pretty hard lately with several sets of buyers. If you like Arbor Run but, are wanting something a little less in price you could come down towards Summerfield and there are homes in Henson Forest, Henson Farms or even Armfield that might interest you. They have both new construction and resale homes. Now if you want to go even further east on Hwy 150 you can check out communities such as Jessup Ridge, Scott's Grant, or many others. It really will depend on what you are looking for. If you want the amenities for example a clubhouse and a pool then we can weed some of those out. On the other hand if you would just like a very nice community and a nice home I can show you many new and existing communities where homes such as the ones at Arbor Run are and they are a less in price. Of course you get what you pay for so I guess first off you would need to decide on your needs and wants. Two of the couples I am working with have chosen new construction homes one at Jessup Ridge and one in Lennox Woods. Now you are going to find as far as new construction some of these builders are more financially solid then others. In other words some are not as hungry. One of my deals the builder hardly budged off of his list price but, he did make some concessions. The other one though did move. Some this is due to myself doing my homework and knowing who is hungry and who is not.

Welcome to the Triad Area! The Oak Ridge and Stokesdale areas are very desirable areas greatly because of the quality schools and the central location. I live in Stokesdale and I have a family member that lives in the Arbor Run neighborhood. The real estate market in the Triad has not seen the wild swings up or down that other areas of the country have but that is not to say that we have turned the corner to a seller's market. Hi Mary! I am an agent with Allen Tate in Oak Ridge, just right up the street from Arbor Run. So many people love the community there and the ammenities (it has a pool, which is rare in our area). There are homes that are new construction and there are homes that are being resold.
