Anything wrong with "232 la pera, danville"? It has been on the market for several months.
Valley,
It's not easy being green...ask the Dollar bill these days.
In all seriousness, in addition to the comments posted by other agents, that home also has enough uniqueness to limit the market to a small piece of the Danville market segment. As you read the enxt bit, remember that its a discussion on its uniqueness, not an evaluation of the home or statement about the quality or character of it.
At a whopping $456 per square foot (smaller homes sell at a higher price per square foot) in the mid 600's the seller has to compete with larger homes in San Ramon. Danville is Danville none the less but at a mere 1400 sq ft the buyer profile is affluent single, DINK, retiree or one child families PLUS being willing to buy a bit of a fixer and have the means to pay for it. In other words a very small segment of the Danville market
Also, it looks like the seller has done pre-sale wood destroying pest inspection or they have a copy from the previous buyer or sale. This report will reveal deferred maintenance to the structure and systems (siding, eaves, termite damage, etc.) Seller that are serious often will have the Section1 (defects in need of immediate repair) fixed to improve marketability. The inspectors are independent licensed contractors and often one will reveal something that the other missed or overlooked; it is recommend that buyers obtain their own inspection from their trusted inspector.
Good morning! I have to admit that if I were a buyer I would ask the same question! I happen to know that there is actually nothing wrong with that home, just a series of prospective buyers who had problems getting or keeping their loans. The listing agent has several inspections reports available for the buyer, and hopefully the next offer will be the last one!
I live and work in Danville and know what an amazing time it is to buy here! Although inventory is lower than normal, sellers are still motivated. If you are thinking of buying or investing in the near future, I would be happy to give you more information to make the right choice for you. Feel free to call me anytime at (925) 323-6311 or via email.
Thanks for your question!

Hi Valley,
The MLS indicates that this home is now Back on the Market due to Buyer Non-Performance; the buyer possible had a significant change in their FICO score or was unable to provide funds to close, etc.
Regarding condition, the MLS also indicates 'pride of ownership'. This doesn't mean anything isn't wrong with the property; only a detail whole house and wood destroying pest inspection will reveal significant defects to the structure and systems.
Showing is easy and the listing agent in a well respected long time Realtor and is in my personal network of real estate practitioners.
Are you working with an agent? If not, please give me a call to schedule a showing. You may also search properties and contact me through my web site.
