Anyone knowledgeable about Blue Bell Woods in Blue Bell, PA? I looked at a couple of properties there, and

was concerned about the condition of the exterior wood. Lots of holes and some crumbling. Thanks.

Abeno,
The siding in Blue Bell Woods is cedar and requires ongoing maintenance. The association has a program in place, which is covered by the monthly maintenance fee, to replace selected siding and trim which is need of replacement. This is accomplished by homeowner request. Also, painting of the siding and trim is on a regular cycle. It sounds like the homeowners of the units you looked at need to contact the property manager to request that a work order be completed to repair/replace specific siding or trim. If you have other questions about Blue Bell Woods I'd be happy to try to answer them. I live there.

Hello, Abeno,

I used to live in Blue Bell Woods. The exterior siding on the dwellings is an on-going maintenance issue with the association. The homeowner's had decided long ago that they want to keep the wood siding. Therefore, the association is constantly managing the exteriors - painting, repairing, etc. That is the one good thing...the maintenance is covered by the Home Owner's dues. You should check with the management company to get information on the schedule of repairs that might be forthcoming. Please let me know if you have any other questions about this. That is usually a sign of termite damage. There is another development similar to this one that has the same issue due to the exterior material. You can have a Termite Inspector come out to look at it for you. I hope that helps.

I am mostly interested in hearing from any present or past owners in Blue Bell Woods. Or from others who have recently bought there. Thanks.

Abeno,

The condition of the home could be evaluated by a home inspector if you found one that meets yours needs. Some weathered is not the same as bad condition. Give me a call and we can discuss in further detail.
