Anyone has an idea what are the recent sold prices for the Ponderosa Ironwood Classic Homes The Willow plan (3064 sqft)? Do they negotiate?

Estates are a gret neighborhood too. There are 3 models in this neighborhood and if you are looking to move here, we do know of 2 families that will be selling in the Spring. One thing to remember with Ironwood is that when you buy from the builder you still need to pay the cost to upgrade the backyard. Most owners have already completed this which saves you $100,000+ for a sized yard like those in the Estates collection.

Dear Pish,

When I took my clients there a couple of weeks ago, the Estate has the models for sale(probaby two) and larger home for release(bigger than the models). Where are you in the home buying process? Sounds like you have explored the neighborhood yourself in the past. Have you been to the development recently?

Just so you know, Ponderosa is getting ready to build the senior housing in the Ironwood neighborhood. There is a waiting list already.

Thnaks to all agents for the answers. SO it looks like even the model homes for Willow has been sold. So now what was the recent sold price for the Estates- smallest model? Are the Estates also have only model homes left?

Hi Pish,

I believe the Classics are completely sold out. They have the Estates available with the furnishings and the Residences will have a next release coming up soon.

Are you working with a realtor yet. Please make sure your realtor accompanies you when you go there so they can register you as their client. The builder pays the buyer's agent and it is very beneficial for you to have your own agent. Your agent will do a comparative market analysis and guide you through the whole process of buying a home through a builder.

Pleasanton is a great city to live in and I have been there for a number of years and really enjoy living there.
I have represented many buyers with new homes in many cities and I have been able to negotiate on the price, terms and options. As a matter of fact my last one closed a week ago.

Dear Pish,

The Willow model sold for $1,085,000(9/1/09) with all the furnitures and docorative items the builders put in. The backyard was also done nicely. The other one a few doors down sold for $1,035,000 with not as much upgrades and the backyard was not done(escrow closed 8/13/09).

The question whether the builders negotiate or not depend on how well are they selling? Some developers will tell you out front they are not negotiating on the price. However, when the models are sitting there for a long period of time, they will have consider the a new pricing strategies.

Some builders in the Dublin area has switched to building smaller homes in respond to the lower price range demand. Good luck with your house hunting.

Pish,

New home builders are willing to negotiate. They can negotiate on price but they would rather negotieate on upgrades and amenities. That way it looks like they are holding the line on price. As the market changes, the can change the amount of credit they will give a buyer for upgrades, loan costs, appliances, etc. without changed the stated price. The can make changes that will affect their net and your gross cost but make it transparent to subsequent buyers. I think Grace is giving you good advice when she suggests that you engage an agent to help you. There should be no cost to you for this service.

As far as negotiating with the sale price it is difficult. Builders will mark up the cost of upgrades and give you a credit which appears as a reduction in overall pricing. they like to keep the sale price that records to be as close as possible, otherwise eveyone will come in lower each time they offer. We have sold many homes in the Ironwood neighborhood directly from the builder and we know who to talk to and can pass along to you that information.

Hello Pish and thanks for your post.

Typically, new homes developers do not negotiate on the prices, but, rather, on the amenities or upgrades associated with the home purchase. The reason for this is that reducing prices within the community during the sales phase is likely to infuriate the previous phase owners as well as detriment their housing prices, and, in some cases, price adjustments have to be approved by the developer's lender as well.

If you are planning to purchase a home within a new housing development, it's best to bring your Realtor with you to help negotiate your contract and to explain to you some of the things that may not be normally or usually mentioned in the purchase conference. Find a Realtor who has years of experience working with developers as this will help greatly in your sale.
