I recently helped buyers at a Max Spann auction of township owned property in Waretown (Ocean Township, Ocean County). Check out the Max Spann website http://www.maxspann.com
There you'll find the information you need for bidding. If you're thinking about the Gables in Belmar, you won't be able to bid on a specific unit. The bidding will start on one unit, and the winner of that auction will choose from the list of condos available. That will continue until all units are sold.
Visit the website, get your property info package and be sure to attend the community preview. If you have questions unanswered on the website, contact Max Spann Auctions. I found them to be very helpful.
Here's to successful bidding!
make certain it is a no reserve auction and as already stated do your research. An aquaintance of mine got a steal at one of Max's sales becaues it was a no reserve. (the sellers had turned down an offer almost twice as high before going to auction), poor attendance or investor concerns allowed the buyer to do well. Just dont get caught up in the hype and be prepared with money and mortgage. Also remember that there is usually a "buyer premium" so you will be paying a commission as opposed to seller. The rate may even be higher than typical listing fees.
If you are buying from an auction, make sure you do your homework, when you buy at auction you are responsible for all the leins on the property such as back taxes, 2nd or 3rd mrotgages, mechanics leins, condo fees and such. as well you are buying it as is and have 30 days to close, so have your financing or cash ready and do your inspections before bidding. good luck
