Anybody have any advice on the Highlands in the Arroyo Grande area? Any builder complaints?

We are moving to the area soon and like a couple homes in that neighborhood. Although it seems strange that the houses have been on the market for so long. I'm wondering if there's something that we aren't being told. Also, are there many families in this neighborhood. We have small children and want to be in a neighborhood where there's lots of kids around.

We look forward to your family moving to the area. Sometimes when sellers list at last year's pricing, they sit for awhile...difficult to adjust to the market's downturn sometimes. The Highlands area is nice because it is located in a very desirable school district and it gets a good amount of sun. (2 qualities that I appreciate in a neighborhood!) It is on a hilltop which offers fantastic views! Thus, the streets can be hilly. Usually properties have nice usable back yards for your family's enjoyment.
I recently sold 2 homes in the neighborhood. One to a family and one to a professional couple. The family that bought there has a day care facility in their home and has many clients from the neighborhood, which were an overflow from the existing day care...lots of kids around. The park near the entrance to the neighborhood is very large and we have had group picnics there. The builder is Castle Rock and they have a fine reputation. If you are purchasing there, the property may be under the SB-800 bill which requires builders to repair any defects in construction (with conditions). The Highlands is a wonderful neighborhood...very clean & well-kept. I have not heard of any problems with the builder. There is a mix of families in this area...older families, younger families & retired people. There is a wonderful neighborhood park nearby on James Way. The elementary school is Ocean View Elementary, which is across the freeway.

I live in the highlands and it does have children. The neighborhood is friendly . Stay away from Grover area and Pismo area. Better in this area.

FIRST ANSWER

That's an interesting question because we are in the same boat and this is what I can see from "the outside". The neighborhood does not look family friendly. It seems as though families are looking at SLO, and parts of Pismo, but because of the way the houses sit on the street and the incline of the streets in the Highlands, it doesn't appear to be family friendly...maybe I am wrong. Also, I have never actually seen any kids. The home school for that area would make a huge difference as well, I would think. I have never heard anything about the builder, neither good or bad. Interesting to see what the answers to this are!!!
