To answer your question, you are not limited to buildings with high condo fees. You can actually perform a FHA Spot Check up until Feb 1, 2010, this was extended last Thursday, on an FHA Conference call from the previous deadline of December 7, 2009. What this is, is a simple condo q that you have filled out by the sellers agent or someone in the Homeowners Association, with in 5 minutes, I can let you know if you will be able to finance the condo through FHA. You can look at all projects with 4 or more units. Guidelines on FHA financing are changing, but not until December 7th. Even so, there are certain things that could hold up financing on a condo whether you're looking for FHA financing or not. Bradley Eggers has been doing FHA for many years @ Ardain Mort 847-744-0168c I do not believe you are correct about 2+ unit buildings. FHA has a list of approved buildings, but it is always incomplete and this is not the way to go about a search. You need to start with a search based on the criteria you are interested in for that condo and then see which of those units are in FHA approved buildings or if not 'approved' would qualify for what they call 'spot' approval. There is no list for such buildings. You need to make a phone call and ask a few questions. That is what we agents do. Check my web site to see how I help buyers.
