It would appear that the amount of Chinese Drywall incorporated into homes in the Palm Beach Gardens/Jupiter area was very limited. There was an article in our local paper about a month ago that addressed a home in Frenchman's Reserve but I have not heard that it was anything but a specific issue. This drywall evidently emits some levels of methane, sulfur and other organic compounds that can cause corrosion in copper which may affect the coils of the air conditioning and refrigerators as well as any copper wiring and tubing in the home. A qualified home inspector can test for the material and should be a part of any home inspection of properties that were built, or remodeled, after 2003. If you have a specific problem and would like to speak with a good inspector I would be very happy to make a recommendation.

I wouldn't necessarily look to place blame on the developer as, from what I've read on the subject, the use of Chinese drywall was due to a shortage of drywall after a rough hurricane season throughout prone areas of our country. Also, if it is present in one or several homes in a community that doesn't mean it is present in all.

In any event, if you are considering buying a property that was recently built or renovated you should receive a Chinese Drywall Disclosure from the seller. And, most importantly, your home inspection should include drywall as part of the inspection services just as you would include mold.
