Any issues with Deerwood Place condominiums?

Asked by Tom Gniech, Jacksonville, FL Sun Oct 21, 2007

The prices have dropped recently. Are there issues?

Prices are leveling off or dropping all across the nation, and Jacksonville is not immune. As far as issues with Deerwood Place, if you live in there now, you would be the first to know. If you don't live in there, and are looking to purchase, any defects, whether visible or not, or any litigations must be disclosed to you before purchase.

In Florida, the seller must provide you full documentation and info on the HOA upon signing a contract. You have 3 days to cancel your contract after receiving the docs if you find something that puts up the caution light. Ask your Realtor to find out what he/she can before even making an offer, but do know that you are entitled to full disclosure and you will have an escape clause also.

You will want the CCRs and the minutes for the last few years. Review the budgets, make sure the reserves are sufficient, and check for any special assessments.
