If we decide on Oak Creek we are considring Mitchell and Best or NVHomes. If we decide on Beechtree we are considering Mid-Atlantic. Has anyone had any experience working with these home builders i.e. willingness to negotiate, quality of work, how they resolve issues etc.

I have experience dealing with two of these builders. In general all builders are willing to negotiate. Quality of work is in the eye of the consumer -- the same builder will often build homes of varying quality -- it is often the site supervisor who makes the difference. In addition, buyer inspectors and the clarity of requirements can make a difference. Resolution of issues also frequently depends on the quality of representation that the buyer has. The builder's agent represents the builder. Buyers should always have representation of their own and in Maryland it is your right to have representation and the builder's agent is required by law to let you know that. Builder agents typically discourage buyers from getting representation because it reduces builder profit.

Congratulations on your decision to purchase a new home! You could not be doing it at a better time. Rates have been the lowest we have seen them in decades. New home builders are jumping through hoops to get their homes sold. So you the buyer benefit big time from such a climate! Every builder has its "reputation," but really they are all based on opinion. The one thing I will tell you is DO NOT go into a sales office without a realtor. Many buyers don't see the point of taking a realtor because the "sales agents" will tell you that they are realtors (now required by law), so you don't need one. That is FALSE. The are agents for the builder, not for the buyer. Therefore, they will conduct business in a manner most favorable for the builder. A realtor can help you from start to finish in this process (and most builders will pay our commissions--even better). We can negotiate price, upgrades and be there for all walk throughs, inspections, etc.
