We are planning to buy a property in park palace, garden state park, cherry hill. Townhouses ranging from 380-450 K . The price is on the high end for 2100-2700 sq feet area. Please advice.
I've had my eye on these for a few years. Prices are still very high. Taxes are set at 50% of sale price at Cherry Hill rate - making your yearly taxes insane (in the 13-15k range). Assoc fees high and no date for construction of rec center. If they were priced right, they would have been in 2nd or 3rd stage by now. Reflecting this, Occupancy in very low. It's a shame because it's a decent location (although maybe too busy for some) and construction/appearance are nice. They are priced as if the real estate bubble is still present.
be careful the developer has been sued and a judgement has been entered for 100K plus
Its been awhile since I've visited these units. The location is good. Floorplans and craftmanship are good as well. Value and price-Ouch!! I believe their prices are inflated. It appears that they have come down from their initial pricing. Still overpriced in my opinion. Asked them how many units are currently occupied. Last time I checked it was low. That is down the road from my office, unfortunately since you apparently have already been there they likely will not allow you to have a Realtor represent you. If you make your offer and contract contingent on the owners paying a commission to your agent you 'might' be able to have representation - and advice.

Prices ARE high and have you checked out the taxes and condo fees? They will add quite a bit onto your monthly expenses. Did you know you can negotiate the price of the home? You may be surprised what they will be willing to do given the fact that it took so long to get the project completed for occupancy.
If you have a Realtor (or would like one) make sure you bring them the first time you go visit the place or they will not allow you representation. If that is the case, do hire an attorney to go over the contract before you sign.
