Your first step in deciding your options is going to start with your financing. Many of the Associations in the area are either in litigation or have a low owner occupancy requiring an "All Cash" purchase. Others that meet the standards for a loan are limited to Conventional, not too many Communities in UTC are FHA approved. Your choice of financing will determine what choices you have to choose from. Yes, there is a difference and your lender's underwriter will be the deciding factor here. If you are procurring a loan on the purchase ask your broker/lender what the underwriter is requiring for the loan conditions to be met. The big red flag now is: "How many owners are delinquent on their HOA fees". They may still want to know if there is any litigation within the HOA, what the owner/occupancy rate is, if there has been a reserve study done and it the reserves are healthy,etc..... So, the bottom line is, yes there is a difference and you need a good team working for you such as your Realtor, your lender/broker, etc.

It all depends on the HOA fee, florrplan, etc... If they are like properties, they will be priced according to the comps in the area.
