Any buyer agent out there available to help me buy a house?, tired of dealing with time wasters for the last 3 months

How many agents have you gone through?

Asking a more detailed question, like the kind of a home, price range and location would certainly be helpful.

Otherwise you run the risk of an agent saying the same thing about you.

Best of luck, I hope this wasn't a waste of time for you. Although I suspect it will be.

Lots and lots and lots of real estate being sold every week in Miami. Agents are taking hundreds of 'full service' clients to see THOUSANDS of home during the month. A dramatic percentage of homes sold, at all price points, are CASH sales. Knowing all this, I can not help but think there is more to this story than you are revealing.

The 100's of drive byes suggest there is another issue in play.
Call one of the responding agents and get your home search on the right track.
No one likes to waste time, INCLUDING agents.
Most agents love to know you believe their service is 'laughable.

I'm sure you're frustrated if you've been genuinely searching over the last 3 months and still haven't bought a property. Prices have gone up in the past 3 months so expect to bid "above" market value if you want to be the winner bidder. Virtually every property has many offers within days of being listed and since you're able to pay cash you should be able to compete as long as you're not so foolish as to think you can buy below market, expect to pay "above" comps--unless you're taking the significant risk of buying at the courthouse foreclosure auction. That is the only place you can get a "bargain" nowdays but you have to a lot of homework upfront "before" bidding.

Robert, there is no excuse for a buyer's agent not returning your calls. Even if you are gambling on foreclosures, your buyers agent should be getting you in to see them. (Nearly every foreclosure is on electronic lockbox, and can be seen the SAME DAY!) Short sales are more complicated, but it may be smarter to focus on properties that have been on the market a while, and are likely overpriced. Particularly if they haven't been getting enough showings, those owners may be willing to accept a lowball. Give me a call, and we can go see some properties today or tomorrow. (I can't guarantee that you can see every property, only that I can show you some properties).

Hi Robert,
In hearing your story, I am very surprised. I am sorry that you had that experience.
THe ONLY thing I can discern is that you were targeting Bank owned properties which are extremely competitive and honestly the most difficult to get information on. Very often the agents are either overworked or unconcerned and do not communicate.

Possibly it is best to look at regular sales which are sometimes the same or better deals with less of the hassles.

Get pre-qualified for a loan, or privide proof of funds from a bank, committ to a serious, qualified real estate agent, who would committ to you to find you a house you want would be the best solution to your problem.

Im a foreign cash buyer, recently spent some weeks in Miami, Im sure I did over 100 drive buys, did not get to see 1 house, emails, calls never returned from both my agent or the seller agent, quite frankly amongst the most unprofessional experiences i've ever had. As someone who has purchased real estate in 3 different continents it's all laughable to be honest.

Also one strategy that has worked well for me with my cash buyers is I'll reach out to "pending" short sales that fit my client's criteria to advise those agents that my client can pay cash and close right away. I've captured deals that never went back on the market after the current short sale buyer walks away. Good luck! Alma

I am very sorry to hear, that it has not been a good experience for you. I suggest that you talk with a couple of agents to find one that is motivated and that you can trust. Also, he or she should come up with some sort of strategy for your purchase to reduce headache. The inventory is very low at that point, so there are multiple offers on almost every listing. That can cause a lot of frustration for both clients and agents.
Since you are mentioning you are from outside the US and the business might be handled differently in your country, but here in Florida it is not necessary (nor a good idea) to work with multiple agents. Find one that you like and stick with him or her, so they will be loyal to you and truly assist you.

Why are you trying to contact listing Realtors if you are loyally working with a Realtor? Find a Realtor and get access to the "truly available" properties not those that are already under contract but appearing as "active" on many websites. That could be your problem and is truly a waste of time to view properties that you cannot even buy if another buyer has beat you to it! It's common for listing Realtors to keep properties in "active" status to generate leads. Many of those "active" properties will never be available.

As a buyer's agent with over 20 years of real estate experience I do understand your possible frustration in your home search. The current real estate market is very active with limited inventory and it does make the process that much harder for buyers. If you have not already done so I would suggest you ensure you have an updated loan preapproval handy so that when a property appears on the market you are able to take action immediately. Many properties are now in a multiple offer situation, with property going under contract within a week of hitting the market.

Dear Robert,

Are you excluding Short Sales? If not, you do not have any control over "wasting time" because the lenders will operate on their schedule and may or may not ever approve the short sale and the required sale price may be "above" retail.

If you can pay ALL CASH and are willing to take the risk, bid at the courthouse foreclosure auction. You get a certificate of title in 10 days after being the winning bidder. You will not get a clear title nor title insurance nor be able to inspect the property for serious defects but may be worth the risk. Pay a title company for a search before bidding.

Otherwise if you need to get a mortgage then you must line up with the plethora of "retail" buyers and expect to pay higher than the last sale comps because we are in a rising market now.

Robert, make sure you're working with someone familiar with the area you want to purchase in. I specialize in certain areas only in order to know the market very well and give my clients an advantage in that regard.
