I'm not an agent, I'm a home buyer that rented in Bermnuda Dunes when I first moved here from Jersey and I moved out last year July 2008. As a tenant, my building was almost empty, there was a foreclosed unit next to my apartment the rest rest of apartments in my building kept changing tenants over an over. The complex appeared to have changed management or something as amenities such as valet trash collection were discontinued, as well as interior/unit maintenance. When I first moved in if I had a leaky faucet or anything I would call the office and someone would take care of it, that changed and with my landlord living across the country it was a hassle. I also believe that the complex was majority renters and I never saw a notice for HOA meetings nor anything like that. Lastly don't let the beautiful golf surrounding fool you, the location is close to Pine Hills, affectionately known as "Crime Hills" and just a few streets away on Raleigh St, you will notice the change in neighborhood. Another thing that bugged me was that on occassion the gate was not working and left open and I have witness cars tail-gating and following residents into the complex. Security gate is a joke and a couple of times cars were broken into. So while as an investment property you may get renters- anyone living there after a couple of months would realize that the rent is overpriced, the place is a little ghetto-ey and like me they would just move over to more upscale, safer Dr. Phillips, College Park, Thornton Park or other more desirable area in Orlando with lots fo condo rentals!
