I assume you see the postitives of Lakewood Ranch if you are asking for advice about it (close to the interstate, good shopping, low crime scene, very good schools and newer homes and there are communites without CDD fees in Lakewood Ranch).
I work in Lakewood Ranch and see it as a wonderful place to live. The advice I would share with you is its a buyers market! Buyers are in demand and use that to your advantage when negotiating price.
Lakewood Ranch is a wonderful community and has much to offer. Like everywhere in Florida, Lakewood Ranch has suffered through the market and, like everywhere in Florida, is having its "come back" pains. The community offers a variety of housing options at various price ranges including new construction.
The best way to determine if a community is right for you is to go there and take it all in. If you find that Lakewood Ranch does not quite suit you, there are many other communities to explore to find the right fit. You want to see yourself living in that community before you make a purchase. With the help of a real estate professional who understands your housing needs and desires, and who will help you understand the market, you will be informed and ready to begin the process of your home search. Take the time you need and don't be pressured.

What isn't mentioned in previous answers is the CDD fee in Lakewood Ranch. This is a fee in addition to property taxes and any home owner's association fees or condo fees. I have buyers tell me specifically they do NOT want to look in Lakewood Ranch in this current market due to these additional fees. CDD fees can range from $800 per year up to over $3000 per year, depending on the property.
There is evidence that prices in Lakewood Ranch have not stabilized compared to the greater Sarasota/Manatee real estate market. If you buy now, you may end up with an overpriced property, without negotiating the right price. Many people that I advised not to buy in LWR during height of the market have thanked me for the advice.
There's lots of alternatives to LWR in our area that in my opinion and based on sales data, represent a better investment opportunity.

I also just went under contract with one of my buyers on a home in Lakewood Ranch yesterday. There are currently so many purchase opportunities that it takes time to research them all. From new construction, contractor leasebacks, new communities, older construction, short sales, bank owned properties (most went off the market yesterday as you have probably heard in the news). Lakewood Ranch is a highly desirable location, one that offers excellent opportunities and an outstanding quality of living for its residents. It is certainly no suprise that you have found interest here.
Our recommendation is to identify a real estate professional that is willing to invest the time with you to explore both the communities amenities and helping you to truly understand the local real estate market.
We recommend that you do an analysis of properties similar to your target property's sales during the past year. This will assist you in getting a feel for recent market activity. We would then suggest that you review homes that have sold more recently, within the past 3 months. This will allow you to be able to make comparisons between the two market periods.
Finally, a thorough review of the currently listed property should complete the process. A feel for the past, present and future should prepare you for making a decision that is build on a solid foundation of understanding value in the community.
