Annual tax amounts seem way under (25%) for many (all?) of the Amherst, MA listings on Trulia I've looked at. What gives?

I understand that tax rates are in the $19-$20 range for Amherst, MA. Why am I seeing numbers 1/4 of that ?

You can always look on the town website for the tax rate per property

The amounts shown are quarterly tax payments. Also, many are from 2011 and so are somewhat outdated.

No problem. Let me know if you need updated tax info on any properties. Many (but not all) assessments of Amherst properties went down in 2012 from their 2011 values.

Yes quarterly would make sense. Makes me wonder why it doesn't indicate that.

The tax amount is based on town appraisal. What do you mean by 1/4 ?

As just one example (207 Glendale Rd.) : 2011 Assessed $116,700 + $96,800 = $213,500 $1,004
I calculate over $4000 for a $200,000 property.
