Am I being played by this realtor? We are looking at a commercial property with potential.

leaking and there is much damage. We contracted with a structural engineering company to check out the true condition of the building (against the advice of the realtor...they are MUCH too expensive). The engineering company is supposed to check the property out on Wednesday. This morning, we got a call from the realtor that an offer has been made and countered and did we want to get into the mix?

This is a depressed rural area that has multiple businesses for sale. The plus to this one was that it has the best location...although much money will have to be invested even if the structural integrity is good.

Anyway, I've caught this realtor in lies before. She told me that there was a business renting to a tenant at the location (there is not and hasn't been for about a year). Do you think there is a possibility that she is just trying to pressure me to make an offer BEFORE the structural analysis is done? My gut tells me this is so.

If you already have concerns about this property, I would not allow a pushy listing agent to "push" you into making an offer before you're comfortable. In my opinion, you have two options.

1) go ahead with things just as they were... conduct your structural inspection, and if/when you decide to go forward, go forward as though you are the only offer.

2) if you're not truly excited about this property, use her announcement to "pull your offer"... tell her "we're still interested, and if/when the other offer should fall through, please let me know... I'm not interested in being a party to a multiple offer situation." and see if she blinks.

.. Welcome to real estate 101.

Who cares if they've had 20 offers .. they won't wash out after their structural engineer has been there.

Once I heard: "they are MUCH too expensive" - "did we want to get into the mix?" .... that would definitely make me wait for the engineering company to check out the true condition of that particular building, especially a commercial structure.

Keep in mind, there's a lot of saints and sinners in the real estate business - mostly sinners .... you're doing the right thing and forget about offers -- "*if*" there is any offers at all.

You are entititled to your own representation they list agent works for the seller not the buyer ,you can always talk to her broker

Trust your gut and get a structural inspection. Better yet, get your own representation. Why are you working with the agent that represents the seller?

Even if there is another offer, you don't know their price and terms. They could be very far off.

If you haven't made any kind of offer yet, exercise your right to representation. The listing agent does not have your best interests at heart...she can't--she is representing the seller and trying to get the highest dollar for them.

Whether there is an offer on the property or not, she is probably trying to create a sense of urgency so that you don't do the inspection or go ahead and put an offer and write in that contingency.

Buyer beware. The important thing to remember that a Realtor's job is to protect you during the transaction, it is pretty clear that this isn't the case. If I were going to make a guess, the Realtor is also representing the seller. If I were you I would look for another agent you can trust and feel comfortable working with.

Without knowing all the details that's how i would recommend you move forward.
