We are looking to buy a resale at Fox Crossing in Chandler, but a friend told me that there are lot of airplane noise in that area, especially from the flight training in Feb~May, anybody living in that area can comment on the noise level? Is Fox Crossing right under the take-off and landing track?

Here's a map of the traffic pattern - Fox Crossing is near the SW corner of Arizona and Ocotillo so part of it is on the edge of the Boundary of Traffic Pattern Airspace per FAA Definition ... My office is near there (SE Corner of Ocotillo and Arizona) - but I've never noticed an issue with excessive airplane noise. As mentioned by others, walking the neighborhood, talking to neighbors is definitely in your best interest to see if it is acceptable to you...

Different people have a different level of sensitivity to issues like this. Entertaining opinions of others is good but, do not place as much credibility to their opinion as your personal judgement.

Our recommendation is for you to plan several visits at random times to get a feel for the flight activity associated with this area. You may be suprised.

Good luck

Hello Greyfox-

Ask the neighbors yourself about the noise level. It is not your REALTORS responsibility. When you make an offer on the house, (assuming it isn't a bank-owned property where you don't get a complete SPDS as they never occupied the home), you will receive a SPDS (Seller Property Disclosure Statement-Seller of Short Sale listings are to provide those as well) during your inspection period (you are supposed to receive it w/n 5 days of your offer and before you make an offer is even better). You hope to gain information about not only the home itself/history, but line 181 of the SPDS addresses the proximately of the home to an airport. As mentioned before, do obtain an noise map. As REALTORS, we are here as a resource to you, but ultimately you need to due diligence just as you are by asking us this question! Best of luck to you Greyfox possibly of Fox Crossing.

Hi Greyfox,

I live in the Chandler Airport zone and I personally do not have an issue with the noise, there will be a day or two that the noise will be louder then I would like and the it certainly is not for everyone. There are three airports that fly over Chandler, Chandler Municipal, Mesa Gateway and Sky Harbor International. The planes fly at all different altitudes and Chandler's Airport does not have large Airliners like Mesa Gateway and Sky Harbor.

Buying a home is a large investment and I would suggest you research the airport if it's of concern to you.

You can go talk to the airport officials and see what the future plans are and get more specifics of there operation.

I have attached a link that I hope you find helpful. Should you have any other questions and need some assistance please feel free to contact me at 480-495-4175.

Greyfox,

Here is the link to the Chandler Municipal Airport info site with traffic fly over info and other statistics you will need. http://www.chandleraz.gov/Default.aspx?pageid=241

What I would recommend is have your Realtor ask a couple of the neighbors about the air traffic noise.

This kind of problem usually doesn't get better with time.

All The Best,
