Here's some interesting data that may help you-
There are currently 78 Hillside Lot Homes for sale in Ahwatukee ranging from $270,000 for 1300 sf to $3,900,000 for 8105 sf
Because price per square foot is dependant on a number of factors. The most common factor being the number of levels (2 stories are typically priced at less per sf unless the home has a basement as the "second or third story"), I'll break it down for you by levels and by homes under/over 1 million dollars-
There are 33 single story homes priced at under a million. The average price is $299/sf (avg size 2948 sf)
There are 10 single story homes priced at over a million. The average price is $393/sf (avg size 4483 sf)
There are 39 multi-level homes priced at under a million. The average price is $193/sf. (avg size 2724 sf)
There are 6 multi-level homes priced at over a million. The average price is $417/sf. (avg size 6529 sf)
What's probably more important to consider in our buyer's market, is "What are homes actually selling for?" So here's the sales data for Hillside Lot Homes in Ahwatukee in the past 6 months-
19 Single Story Homes listed under 1 million sold at an avg of $218/sf (avg size 2476 sf)
4 Single Story Homes listed over 1 million sold at an avg of $305/sf (avg size 4049 sf)
19 Multi Story Homes listed under 1 million sold at an avg of $190/sf (Avg size 2850 sf)
5 Multi Story Homes listed over 1 million sold at an avg of $321/sf (Avg size 5583 sf)
Obviously there are many other factors that contribute to the cost per square foot of a home, including the community, lot location, how close the home is to the proposed freeway plan, whether the community is gated, whether the home has a pool, etc. That's where your Realtor comes in! Ahwatukee has a lot of great areas. What size home are you looking for? Bedrooms.Baths? Any extra must haves on your list? Den? Study? Formal Dining Room? Family Room? Great Room? Pool?
You are correct, they are in the process in deciding a future freeway in that area.
Do you have a trip planned to come to Arizona? Seeing the area for yourself is also very helpful.

Many of the properties that border the preserve are very expensive. Think, "I have an Arizona Cardinal Football player as my neighbor, " expensive.
For example, there's a listing for $2.9M, which has 6000 sq ft. Nice house.
However, there are a few homes that might fit the more "affordable" bill in Ahwatukee in the $225 to $300 per square foot range. A bit depends on what specifically you mean by a hillsidehome, and how far back in the "big cul-de-sac" you are willing to live.
Give me a jingle, maybe my listing in Ahwatukee might even work for you. It's less than 1/2 mile from preserve trail access.
