I agree with all the previous Realtors...Have a qualified REALTOR represent you as a Buyer's Agent! They look out for your best interest...the Listing agent works for the Seller. If the Listing agent is going to work a deal, who do you think will get the best end of the deal??? Their client the Seller of course! Besides, there is more to buying a home than just negotiating. AND having a Buyers Agent represent you costs you NOTHING as the commission is paid by the Seller whether it be a builder, homeowner or bank! Good Luck!

A REALTOR® who works in the subdivision would know: 1. the condition of the properties that are available now, 2. have sold recently (within the last 6 months), and 3. expired without selling. These details would then be compared to the condition of the home you're interested in to determine an offering price. Ultimately, price is determined by how much a seller is willing to accept based on their situation and what a buyer is willing to pay to meet their goals for the property.

Just looking at the listing doesn't give you enough information to go on. Ask your agent to do a CMA (comparative market analysis). You need to analyze the neighborhood, schools, condition of home, improvements and age of improvements, location, etc.

You need an agent to do a total neighborhood analysis for you! It doesn't cost you anything to have a buyers agent- your agent's com. is paid by the seller. If you don't have an agent, then the listing agent just gets a bigger check at closing. The best thing you can do is get representation!! Hi Tao,
You really need to consult with your REALTOR that you are using to purchase a home as well for the area comps. Do not go unrepresented when buying a home, especially in GA.
