I know that these communities say 55 and older but I thought I heard that they had to have some percentage of units available to people under 55. Am I correct or do you have to be 55 or older?
The requirement is that one person be at least 55. Now, if this person is married to someone much younger, and he passes away, the remaining spouse will not have to leave her home. That is how the 20 percent is applied.
If you are not 55 or your spouse is not 55, sorry, you can't get in.

It depends on the community and how their homeowner's association reads. Here in Tampa, FL most of them do allow for 20-25% to be younger than 55. They also usually have restrictions on how long younger family members can visit, especially children. You would need to find out from the home owners' association what the rules are for each community you consider.
