Advise on Ashton Park Subdivision in Cool Springs

We are considering buying a house in the Ashton Park subdivision. Price is fair but toward the upper end of the subdivision. We are attracted by the location, schools and what appears to be a peaceful subdivision with diverse architecture and family atmosphere. What is the reputation of the community compared to the surrounding ones, and are home values holding their own?

We are put off by all the construction still going on in Avalon. We like some parts of Carronbridge (especially the pool and tennis) but there isn't anything on the market right now that fits our needs. Does Carronbridge sell pool memberships to non-residents - I know that's a long-shot but we've lived in other nice neighborhoods that sold a limited number of non-resident passes to surrounding communities to help keep HOA fees down.

I am not a realtor, but I live in the neighborhood and love it. We have been in our cottage home for 7 years. I believe you can contact Tom Buida at tjbuida@aol.com or 615-371-8264 about the HOA. There is a very nice Fitness Club about a mile away called Prairie Life Fitness. They have wondeful facilities and an outdoor and indoor pool. I hope this is helpful.

Hi there. Welcome from Ohio! I lived there for several years and moved back here several years ago.

While Ashton Park is nice and in a convenient location, you should always be careful when buying at the upper end of the subdivision. When appreciation occurs over time, homes at the upper end will not appreciate nearly as much as those less expensive. Sometimes the top end even takes a hit to become more in line with the other homes. While you've got several great neighborhoods along that strip, I'd say even though Avalon is frustrating to you at the moment, that it is still one of the best sellers and options for value.

I realize some of the others are checking on the pool membership at Carronbridge for you so I'll let them verify it. However, I'll say I don't think it is something they do.

While the ones you mentioned are all right there at the heart of Cool Springs, just a little bit further away you have neighborhoods like: Chardonnay (has a pool) in Franklin and Taramore (has pool and tennis), Inglehame Farms (has pool), Tuscany Hills (will have a pool), Sonoma, Northumberland and the Laurels in Brentwood.

On the other side of I65, you have Valle Verde. Just a few more options for you to consider.

In the end, any neighborhood in one of these areas will be a great place for your family. You just need to look at them to decide which is the best fit for you.

Ashton Park is a great value for the area. You have several different home types which give the community a unique feel from the others within the Kenrose/Woodland/Ravenwood District. Obviously being so close to corporate Cool Springs is a major benefit along with the gated access. HOA fee may be a bit high. However, i believe for the courtyard homes lawn care is included along with gate and underground utilities. For larger manor homes it seems to be a flat $60/month which I do no think lawn maintenance is included.

Based on current listings and what has sold this year so far here are a few of the local communities within the same district: Avalon - 4 Active Listings @ $139.25/sf & 8 Sold @ $136.22/sf...Meades of Avalon(less than $1Mil) - 12 Active @ $161.69/sf & 1 Sold @ $149.67 sf...Ashton Park 9 Active @ $162.52/sf & 4 Sold @ $148.49/sf...Highland Park - 9 Active @ $131.78 & 2 Pending @ $112.37 & 3 Sold @ $121.50...Carronbridge - 8 Active $158.01/sf & 1 Pending @ $165.61

Let me know if there are any other specific communities you wanted info on and I can pull that data as well. Avalon (off McEwen & Wilson Pike) appears to be the strongest investment with a limited number of homes on the market and great sales activity since the beginning of the year. Based on this you can tell that sellers still think their home is worth more than it truly is. Sellers also know that buyers will not offer full list price so they are pricing with a buffer for negotiations. However, buyers also need to consider that a home is not worth $.50 on the dollar. It takes 2 groups to make a transaction work.

I am not sure about the non-resident possibility in Carronbridge. I will try to research that for you and find the answer. Check back with me later on today. Even if they do not there is a great community Rec Center in Brentwood and in Franklin and single & family memeberships for County residents are very reasonable. FIRST ANSWER

The location is excellent and values seem to be holding their own. I like that it is a gated community so there is very little traffic through the neighborhood itself. Because Mcewen and some other roads are opening up there seems to be a bit more traffic on the main roads than before. I really like that location and area. The Enclave section is a great neighborhood as well.
