have to run back to NY from PA within 72 hours. Is this the way things really work?
Here in New York, if you have an accepted offer on a property, you have only agreed on the price. Until you are in contract, the property can be sold to another buyer. If someone else offers a higher price, or better terms, it may make sense for the seller to take that offer. If you were the seller, wouldn't you want the buyer who is more ready, willing and able? If you were selling your car, and someone offered to be back in a week with the money, and then someone else showed up the following day with cash, would you refuse it for a buyer who may never show up again?
A home inspection is not necessary, but highly recommended. It gives you the opportunity to decide if you wish to move forward with your purchase. A good home inspector will help you to know the home you are buying. For instance, if the roof is 15 years old, and it is a 20 year roof, you know in 5 years, it would be the opportune time to replace it, or add a second floor or skylights. If the water heater is 18 years old and probably good for 20 years, you would have to replace that before the roof. There will be minor things that show up in the report, that you will not realize are minor, if you are not present with the inspector.
Your options are-
1. Forgo the home inspection (not recommended).
2. Wait until next week when it is more convenient (the market here is brisk- not recommended).
3. Make the trip back (recommended).
4. Have the inspection while you are not there (not the best case, but best 2nd choice).

YES, when you are searching purchase a home add another 40 hours per week, search and work with contract guidelines.
You don't want to wait ...you have option period ... your agent trying address these issues without drama buyers don't understand it is urgent have inspection completed ASAP.
You can have inspection WHICH are usually 50 page report make a new home look horrible, your agent can represent you be present , review report with you.
Our buyers will either be present OR review report. Up to buyer.
Then based on contract and etc. allows you time decline purchasing of home or submit a repair request IF it is not a foreclosure.

I have only 1 question: $8000? If so, that's the rush, your agent, mortgage broker, attorney all know you are tight on time to close by 11/30, losing a week until next weekend is too much lost time, and it is common practice to inspect and THEN go into contract.....which you need to do the appraisal to rush your mortgage.
Second rush would be if you were competing w/other offers and yours was accepted as long as you moved things along as fast as the other buyers agreed to. IF THE $8000 or competing buyers IS NOT in your mix, the inspection can probably wait until next weekend.

Home inspections are often done without the owner or buyer present. Contact your agent and save yourself the trip.
