A property was listed on day 1 and then on day 2 it's already option pending. How did this happen?

Easy many home buyers are out looking receive their $8K tax credit prior to 11.30.09 if right home right location YES it can happen good agents who can get a sales offer executed.

Before a home is put in the MLS there is usually period between the listing date and the on market date. It could range from a day to a couple of weeks while the owners get the property ready for sale.

During this period the listing agent is probably marketing the property to their buyers, it's probably on their website as a "coming soon" listing. The buyers that I work with get first crack at anything our office has coming on the market.

I have also seen listings that come on the market SOLD and the agent remarks say "sold before processing". This is one great reason to work with a Realtor , as opposed to working on your own.

Sometimes it is a FSBO that a buyer has requested to see. I get a one time showing agreement and get it signed by the Seller. Then if the Buyer chooses to make an offer and it is accepted, I enter it as a new listing and pend it immediately. The other answers are also true. Price it right and it will get several offers presented within a day or two.

If you see a home you like - make an appointment with your realtor and go preview it. Then put a contract on it with an option so you do not lose it. Use the option period to get your inspections. You should have already been pre-approved with a lender" prior" to beginning your search so you are aware of what price range you need to stay within. Saves everyone a lot of time, expense & disappointment.

Happens more than you might think. I just made an offer on a home for a buyer and it was on the market 3 days and already had 2 offers. Nice house, but not way under market or anything extraordinary....just decent price in decent neighborhood....I've actually sold several houses on both buyer and seller side this year that sold over list price and had 3-4-5 offers on them fairly quickly....within a week of being on the market.

Hi Gloria,
It happens all of the time. If a home is in a desirable area and in desirable shape and priced well, this isn't at all uncommon. I have personally sold homes in less than a day before. It helps to work with a good Broker that will set you up with your own personal portal to stay on top of the homes that come on the market. Please let me know if I can be of any assistance. Thanks!
