A house with good park views but tennis courts near backyard. how does it compare with house with normal yard?

We are considering buying a house with great backyard views - looking over the neighbourhood park. But it has two tennis courts about 100' from the house. They are well used, and there is a children's playground another 200' away. How does this affect the value of the house? Noise can be heard well in the backyard.

You may find a buyer with small children who would be very excited at having a children's playground located close to the home. I think that overall the tennis court and playground will make your home more diffucult to sell.

There are at least 9 homes currently available in Schaumburg that back up to park district or open land.
The home located at 218 Quincy Ct is the only one that is near tennis courts. The others appear to have plenty of open space behind the home. They are priced between $275k and $650k. They have 3-4 bedrooms and 1.1 - 3.1 baths. Average days on market is 159 days.
If your only concern is a backyard view, I would advise my clients about the possibility of additional noise and activity that may be disturbing to some and may have a small effect on value.

If they are lighted tennis courts I would say that is a disadvantage to your yard. Little kids don't get roudy in the play lot usually and are only there during the day & usually supervised. If they are too close I wouldn't say it's a plus. It's a hard question to answer, I would have to take in alot of other factors too.

If there is also a parking lot involved, it swings more to the negative. If a 100 foot green buffer is from your lot line to the tennis court, that should be enough. If 100 feet from your kitchen window to the court, I think it is a negative that may affect the next buyer's percieved value by about 2% in Schaumburg compared to a home that backs to other homes. I think I have been in the house you speak of. Have you seen the inside yet?

FIRST ANSWER

The noise level and additional traffic may be acceptable for your personal and family needs however, this arrangement may seriously narrow the pool of future buyers.
