bill..........i have absolutely no experience.

what do you mean by making you sign almost all your rights away?
can you give some examples?

Hi Cindy, you are correct that those sites do not give you the condition of the house. The fact is, no one would really know the condition until the occupants (former owners), left or were evicted after the property auction. This is the issue with the foreclosures as you have stated - buying sight unseen. Perhaps what you would want to look for is an REO property (Real Estate Owned). That way, at least you can work with the bank to negotiate a viewing of the property before putting some cash down for the purchase.

Its a crapshoot for sure buying foreclosures. I do not know of a site that would tell you the condition of a Foreclosed home.

Hopefully you have experience dealing with the purchase of foreclosures. I don't know how it works where you live, but most times the bank will require you to sign away just about all your rights as a buyer just to have the chance of buying a house that probably needs alot of work. This is why banks treat buyers the way they do, because they know that people are tripping over themselves trying to buy foreclosures. If people stayed away from them, and the bank could not sell their inventory, they would be forced to change the way they do business.

andrew, that tells you nothing about the condition of the house, and if the people trashed it when they moved out, if the stole the sinks, furnace, water tank, pipes,etc. if they put cement in the drains, cut lines, etc.
you are NOT ALLOWED to see any of those properties, and sure would be scarry to buy sight unseen.

Have you looked at the Summit County Sherif's site ?
