Unless Trulia has made some very recent changes, I don't think it's possible for you to list your home here unless it's listed for sale with a broker than has a multiple listing service agreement that feeds to Trulia. You can advertise your home in the blog section, but it won't come up with the other listings you see advertised here. Don't bother with short sales or foreclosures. You need a specific type of property for students, and preferably the right type of financing.
Specific property: Usually 4-5 bedrooms, and at least 3 baths. Preferably a finished basement with a separate entrance--maybe even an inlaw suite. Adequate parking.
Best financing is to control the property with a lease-option. That way, you're paying the rough equivalent of rent, rather than the amount you'd be paying with a mortgage.
And make sure the parents of the students are co-signers on the lease.

Sue - this has to be extremely frustrating - with the next offer you receive, you may want to ask or insist that the Buyer be "pre-approved" with a lender you or your Realtor trust - this would not necessarily be a requirement to use the lender but just to provide a second opinion that the Buyer can really qualify for the financing - obviously you would want to discuss this in advance with the lender but it would provide a potential for the lender to get the business so the lender may welcome the opportunity to run a "second opinion" on the Buyer - although you may get some resistance from the Buyer/Buyer Agent, it does reduce the risk that the financing will fall apart (and if it does with the Buyer's lender, maybe your lender can still salvage the deal).
Around here, the new home builders typically require a Buyer to be preapproved with their lender and I am beginning to see more banks require a Buyer to get pre-approved with a specific lender for the properties they are trying to sell so why not implement the same requirement to purchase your home. Just be aware it may be unusual for your area and there may be questions/resistance but I would assume your Realtor could explain your saga to the next Buyer's agent and both the agent and Buyer would understand - I certainly would.
