Square footage is customarily shown as the tax appraiser's estimate and is based on outside dimensions of the property. A single story house will be 5-10% smaller on inside space because of the depth of the wall structures.
A two-story house may be several hundred square feet smaller inside because of vaulted ceilings that do not have corresponding space upstairs, even though the appraiser's estimate might say there is. If the tax appraiser is working off building plans, there is less chance of error, but sometimes whole rooms are left off because the builder plans may have optional additions or modifications.
