There is a program called FHA Streamline 203(k) which allows you to finance the costs of repairs up to $35,000. If you really like this house I suggest you contact an agent below and a foundation repair company. Then figure in the cost of repair into your offer and see if it will work for you. If you do this kind of loan you will need to only put down 3.5% of the price + renovation as a down payment and when you close the contractor you hired to fix the house will go out and repair the foundation and then the house is yours.
