I live in Barstow just a few miles from Helendale, off the old rte 66. I would expect utilities to remain the same or less. It really depends on your usage. You can expect a boost in electric in summer for air conditioning ,electric, and then a winter gas offset for heating. The temperature in the winter can get pretty low in the night but it seldom remains under 45 degrees in the daytime- you can be just as likely to have 70-75 degree-beautiful days, as we have this week. My highest bill has been $175.00. I average more likely $60-80 monthly, but my home is small and well insulated. I have lived here many years and it is a pleasant place to be. Everything is expanding all over the high desert and Barstow has seen a lot of expansion in the last couple of years-including an outlet center and soon a super Walmart-yippee. I have helped many clients find a home in Silverlakes who work in Fort Irwin. I also know of homeowners in Northern Victorville, Apple Valley, and Spring Valley Lake who work in and near Fort Irwin. Sorry that you are having difficulty reaching this agent or getting an answer. :( It is frustrating for all concerned when this type of behavior is exhibited by agents or brokers, and I have run it to it several times myself. If your agent cannot get any kind of response from the listing agent, my suggestion would be to have your agent call the broker and explain the situation. If your agent cannot get a response from the broker, you can file a complaint. The MLS shows that this is a short sale property, and the wait times for an answer on a short sale can be a few days or a few months. However, you should be able to get at least an acknowledgement from the listing agent that an offer has been received! Good luck to you and your agent!

I would focus on trying to take the high road and not try to manipulate the system. Why not try to sell the mobil home at market value or below and get out of it with dgnity and perhaps some walk away money? Then buy your first real estate parcel and become a first time home buyer. Built up your credit rather than damaging it with a forclosure on your credit file.

Hi Todd, The short answer is yes. However, I would refer to your lease agreement to see if their maybe a clause that releases you pursuant to foreclosure proceedings. Sounds tough, I know, You are renting the home and the the homeowners financial troubles don't relieve you of your obligation to pay rent while you reside there. There are a number of ambiguities others will likely post subsequent to my post.
If you are certain the foreclosure proceedings are in effect, you may well be offered a buyout from the mortgage company foreclosing on the owner. This offer is made to insure the mortgage company will be able to take posession of the home in a timely manner and retrieve the keys!
I recently heard a rumor that some smaller mortgage companies are allowing tenants to stay on with a new rental agreemant. Who know, you may have some real great choices to choose from. Good Luck to you Todd!
