I would check your lease. If there is a clause in it that allows the owner to put the house up for sale at anytime with a notice to you, you may be up the creek. I would check with a real estate attorney.... more
Coqui are all over the island and getting worse. Some neighborhoods have stalwart individuals that work the neighborhood to get rid of them.
The local Government basically gave up - as with all the other invasive species - too much discussion up front, too many opinions about how cute/musical the species is, too many committees and minimal but very ineffective action.... more
Get this deal while you can! I know the floor plan and it is nice! At $74/sq, ft,, there is no way to build at that price now!
So for your questions! Many homes in Puna are on water catchment tanks. I have had one for over 25 years and only had to buy water three times, so don't let that scare you off. There are many water delivery trucks and they charge about $140 for 3000 gallons. There will be regular electric, but unfortunately, probably not internet except by satellite, but I need to double check.
Pahoa village has many restaurants and a food market, hardware store and much more. The distance to HIlo International Airport is approximately 25 miles from this address. There are several black sand beaches near the airport in the Keaukaha coast area. Or you could go to Pohoiki Beach and boat ramp which is nearer, approximately 10 miles from Nanawale Estates. There is also the popular "Hot Pond" that is close to Pohoiki. For great snorkeling I like to go to Kapoho via Vacationland Estates. That ocean edge is a series of tide pools with breathtaking views of the fish in their element. That area is also approximately 10 miles from Nanawale. Check out an expanded map for the directions!

If you are the Buyer of a short sale, be prepared to wait a while. I just closed a short sale that was in escrow for 8 months and a day. It was a very stressful process for my client, but his patience paid off and now he is a home owner. Their are many factors that come into play with the length of time a short sale can take. Many times it depends on the bank, the processor, the agents involved and the Seller who may not be so cooperative. If you are willing to wait and have time on your side, a short sale can be a great deal for you.... more
Thank you Brian for the information. My last name is Apela and after the passing of my grandfather 6 years ago, I have been trying to find more information about the Apela family line. I know that his parents were from Kailua Kona, but raised their family on Oahu. From my understanding I think my great grandfather (George Apela) was a principal at a school in Kona but I am unable to locate this information.
Thank yoou again for taking the time to answer my question.... more
Pa'auilo gets approximately 80 to 100 inches per year. At higher elevations, the rainfall increases. Further down the coast (O'okala and Laupaphoehoe) the rainfall is in the 100 to 120 inches per year range. Due to the terrain, there can be variation even just a few miles away. Our MLS has a rainfall feature on our map tool. But it is only approximate.... more
