How are you planning to use the information you seek? "Average" price may not give you what you are looking for, Barbara. If you are looking to set a price, median price might be more accurate, and you would want it to be in the same neighborhood, if not the same little block, and only include recent sales.
You have to compare like to like. In other words, trying to compare a house, not on a waterfront with a house across the street that is would be unreliable. So would comparing an updated house to one that is not. Compare only non-distressed sales to other non-distressed sales; in other words, don't lump together conventional sales with short sales and REO/Bank owned foreclosures.
