In my shop the minimum waiting period where there was a foreclosure is 3 years from the date the property transferred, if you are trying to go FHA. But it isnâ€™t really as simple as that, it also requires re-establishing credit, meeting the minimum FHA scorecard, getting an approval from AUS, etc. It is a lot more complicated than anyone in my business makes it sound. Loan officers are sales people, we try to encourage. Just hook up with a Realtor you trust and them have them introduce you to the lender they trust the most and ask the LO for guidance. If you can show that you have and adjustable rate mortgage that changed and it hurt you. You can do FHA Secure. They will buy you out of default. To your question can you buy your own home at sell? You can. But can you get the loan to do it? Unless you have cash its not an option. And yes somebody can outbid you.
I dont know your loan terms or what is going on. Per your appraisal I had 2 done yesterday they came back over 30K difference. I hope you save your home but FHA secure may or may not be the best way. Email me if you have any questions. But you have to act quickly.... more
