Check the land use in your area and see if that space could be used for a rental property. You can add value to a buyer if they can generate income from that conversion. Also, be sure you get permits for all work done as we can not list your home and include area that is not permitted in our MLS without disclosing it. That might be a red flag for a potential buyer.... more
Kathy .. I don't have pictures of the bathrooms at this time on 3760 N. Ligurta Rd. in Golden Valley, but one bath is in the Master Bedroom and is a full bath with a full vanity I suppose it would be called with a big mirror and 4 designer lights .. the 2nd bath is the guest bath and is in the hall between two of the addtional baths .. it too is a full bath with a smaller vanity .. the floors and walls are in good shape no repairs needed .. The basement is finished with drywall and carpet ..... more
Hi, i've lived in Golden Valley my entire life and i'm looking into a house myself. To answer your question, floods happen every year during monsoon season. It is unusual however for it to reach any housing up close enough to damage the homes. If you're concerned about this , then make sure you are not surrounded by dirt roads as floods tend to go across them, and it is extremely dangerous to attempt to drive through them. Stay closer to the high way, and check to see if the house is accessible during a flood. Watch out for the Sacramento wash, it is by far the biggest wash in the area and cuts clear through the south side splitting up and joining several smaller washes.... more
You are correct, there is no grocery store in Golden Valley, but there are plenty in Kingman or Bullhead. Both are a short 15-20 min drive either way.
As far as how close to pavement? Approx 2 miles to pavement. Will it ever be paved? Maybe eventually, but I would feel safe in saying at least not in the next 2-5 years.
If that property is on water-haul, you have the option of having your water delivered. Which I found to be about the same price as if you lived in a water district. I can't give you an exact about because it all depends on your usage. It should be pumped into the house, but since I don't know about this property I couldn't tell you the pressure.
