How do I look up previous utility bills for properties I'm interested in buying?

How do I look up National Grid and National Fuel Bills for a property I may be interested in purchasing? Do I have to call the company to inquire or is there some place on the internet I can find the information?

You can call National Grid and National Fuel and they will tell you over the phone.

In reviewing some of the previous answers there may be some differences of opinions. YOU can no longer call the utility companies and receive information (especially mailed to you) because of the Privacy Act. If you call, they may give you an average monthly amount but the seller must request the written print-out and it will be mailed to them. I am not aware of any law that mandates that a seller must provide to the buyer 2 years of utility bills on request. Every town, municipality and county is different. Erie County and Niagara County have no requirements. Fuel consumption is not public knowledge. Remember, everyone's usage is different so if you if you have a couple that both work full time, set their furnace back while away from home and at night, you cannot compare that to a growing family where the mother and maybe 2-3 kids are home all day. Same with electric. If you purchase a home and have an inspection, a good home inspector will note the ages of the furnace/boiler, hot water tank, and should comment on the efficiency. Also, windows and insulation (or lack of) should be evaluated during an inspection to give you an idea of ways to improve energy efficiency. As stated previously, if you have an agent, ask them to request the information from the seller's agent.

You could call the gas Co. and the Electric Co. but they always give you budget plan amounts. Not past 12 months summary. Only way you will be able to get it, if you are working with a real estate professional tell him to call the other party(selling agent ) who will be able to get from the seller. Or if you directly buy from the seller, that person could call the companies and get it easily. In NY, all sellers have to provide 2 years of bills to potential buyers on request. The Listing agent will get copies for you.

FIRST ANSWER

In my area we can call the energy company servicing the home and they will give even billing information. They will not get into specific amounts per month, but you can get a very good idea of what utilities will cost. If the house is vacant, sometimes they can go back to when it was occupied and give even billing from the 12 months preceding the vacancy. With costs always increasing, that may not be as accurate.
