I would suggest looking into some other storage units to see what they are selling for. That way you'll be able to compare things a bit easier. This should be the easiest way to do this, so hopefully it works out well enough. If it doesn't work for you, you might want to talk to an appraisal company to see if they can give you any advice. Most properties won't come with security systems already previously installed. I think it would be safe to assume that there isn't set up at the moment. There is a chance though, that equipment is in place and inactive, or something along those lines. It couldn't hurt to contact the realtor to ask if any security equipment comes with the house. You never know what kind of deal you might be able to get.
Security systems are usually bought by the person who owns or lives in the house. If nobody lives there, it probably doesn't have one installed. There might be equipment there that could be used by a security company though. I would suggest talking to the realtor about this. they would know exactly what is installed on the property.

If there are that many things that need some maintenance, I wonder if the seller will agree to lowering the price. It sounds like the things to fix are fairly straightforward, though.
