You are not crazy....there are pros and cons for purchasing both older and new homes. One of the pros for seeking older homes is that in many cases their locations are better than those that are new. This often overlooked feature can make a difference in your quality of life.
On the other hand, buying an older home should be done with your eyes "wide open." A twenty year old home is likely at of very near to some major renovations that should not be overlooked...especially, the big ticket items. The condition of the roof, HVAC, kitchen and baths, etc. cannot be overlooked.
If you are considering an older home, our recommendation, is to seriously consider these factors and in the event they have not been updated, factor the replacement costs into your offer.
Eliminating a large number of homes based upon their age could essentially be removing the perfect home for you. Base your search on your personal search criteria not the age of the home. There are many well maintained older homes out there that are better options than a brand new home.

You would not qualify for a mortgage if your husband's job (and if only income in household) is not commutable to Woodstock. If he works within 2 hours commute, we can use his income for a mortgage. If not within 2 hours then you cannot get a mortgage until he has a job in the area.... more

It's tough to answer that question because what is bad for one person is perfectly acceptable to the next.
It's also hard to look at statistics without having something to compare them to. For instance, if the crime stats you are referring to can be compared to other parts of the county, you will likely see more crime in 31206. But, it may be about the same compared to other parts of the city.
The 06 zip code is probably also the most populous zip code through central Macon. So, you have to look at a rate...a percentage of the population. Just looking at counts could be confusing.
In the past when I've seen crime stats for the whole area, it was near the state averages.
The best thing to do is talk to people on the ground. People who live there. You won't find many of them answering question on Trulia, unfortunately. Mostly agents answer questions here, and we're limited in what we can say about neighborhoods because of rules against steering someone to specific areas. You should also get several opinions, since you'll find a good variance in responses. Some will like it. Some won't. It's best to listen to both sides and pick for yourself. You may also find some specific areas of 06 are better than others.

If you have kids, you need to know that most of the public schools in FL are not good, so plan on private school. Check crime stats in the area you are looking. Drive around A LOT to make sure you aren't missing anything (like a bad residential area, a coal burning plant, water treatment facility), etc. Ask about flood insurance, wind insurance, property taxes- all much higher than GA. Water/Sewage costs in FL are 5-10 times what they are in GA and in many cases, costs more per month than electricity.
