Yes, much like Long Beach, San Pedro represents an affordable beach community with opportunities to find well priced properties that need updating and/or work; that with a little sweat equity have a good future upside potential. Also, if you have your heart set on a bluff overlooking the Pacific you'll find it in San Pedro. The architecture is very diverse so if you like craftsman, modern, beach bungalow or a mix of all of these you can probably find it there. It is speckled throughout with wonderful parks, walkways, sidewalk cafes and bike paths. San Pedro is more laid back than Long Beach and has retained it's slower paced lifestyle.

There are definitely parts of San Pedro that are up and coming. San Pedro has many different neighborhoods. Some are being rehabbed and owner occupants are moving in, as the homes have become more affordable. I have lived in the South Bay since 1986 and know a lot about the area. If you looking for property in San Pedro give me a ring to discuss in more detail.

Any area that is being gentrified, that was once run-down, where homes with deferred maintenance are being bought, rehabbed, and put back on the market, in my opinion, is an up and coming area. We saw this happen in Silverlake, Echo Park, Eagle Rock ,Glassell Park, and Cypress Park. When people could no longer afford Silverlake, they have bought in Eagle Rock, or Highland Park.
Through the years, as the Westside has become more expensive, buyers have tended to go east where they can get more for their dollar.
