Melissa homes ARE selling! Three things drive the saleability of a home: price, condition and marketing. There are so many other homes available in nearby cities that if an agent doesn't boast about Melissa's family atmosphere, exemplary schools and beautiful city, people will be content with buying elsewhere. Unless you are a Melissa agent, you will be selling property you are familiar with in MeKinney. But if your client specifically asks for something just outside of the hustle and bustle, Melissa is the place to be.

Melissa has a large new home builder inventory, and the recent trends due to gas prices and commute time show people are buying closer to Dallas. This is a "trend", and not meant to say Melissa homes are not selling.

Hi Tony and Tori,

There are 15 homes for sale currently in Country Ridge in Melissa. The numbers wouldn't be quite so skewed if some of the higher priced homes in the area would've sold in a timely manner. There are only 7 homes that have been on the market less than 90 days. According to a recent Dallas Morning News article, 92 days is the current average in the D/FW area. So, there are some that have been on the market for a year and some for cumulatively more than 2 years.

There are 2 in the $300 range that have been on the market for more than 250 days. They've not inched their price down one dollar. The last house that did that was on the market 871 days before it was sold. It's currently pending.

As McKinney continues to grow, the surrounding suburbs will too. Presently much of the growth is to the South, as many Collin County residents commute to Dallas for work. However, McKinney has plans to expand which will allow businesses to move North too, allowing more development to be supported in that direction.

Currently Melissa, TX is a community that is actually promoting growth in their area. You may have seen their advertisments touting it as "easy to find, hard to leave". Keeping all of these things in mind, it would probably be a good real estate decision to purchase there if it suits your families needs (location, size, etc) as you can get a better price in Melissa as opposed to an area further South (like Fairview or Lucas).

The Country Ridge neighborhood specifically, was built in 5 phases. All of those homes have a minimum 1-acre lot which makes them more desirable to some people. Currently there are 14 homes for sale in that neighborhood with prices ranging from $299k-$700k. Of the homes that have sold there recently, the prices range from $287k-$497k. As you can see, the lower priced homes are the ones with some activity right now. The currently economy and mortgage industry news is likely holding some people back from purchasing the more expensive homes.

If you and your family are considering purchasing a home similar to these in Melissa, I would recommend making a comparison to other similar properties throughout Collin County. There are virtually no other homes for sale in Melissa that compare to this special neighborhood; however there neighborhoods like this in other surrounding cities.

Melissa is still considered "out in the country" by many people. It probably won't take long for it to fill out just like other cities have such as McKinney, Allen, Sachse, Little Elm, and Frisco. Country Ridge is certainly a nice place with some nice prices, but I think many people in this price range have decided to live a little closer towards town so at this point it has made resales tough. Age of most homes is another factor when there is so much new construction around at attractive prices (although likely smaller lots). There really are any more resales in this community than any other around here in the same price range and same location situation. It's tough for us to predict the future, but buy here only with a fairly long time horizon and remember to budget for increased utility costs.

FIRST ANSWER

April thru August are extremely busy times for the years. Melissa is a family community therefore many families are wanting to move prior to the real estate "busy season ends in August". Many areas the number of homes for sale go up in this time of the year.
