where I can find communities which allow rental? most of the properties I like does not allow rental anymore, it is very frustrating.

Hi David,
We live and work in Alpharetta, own several rental properties, and rent / manage about 80 additional properties in the area. I own my own property management brokerage and single family property management is all we do on that side of my business.

Many HOA's have been updating their docs to add additional renting restrictions, thinking that this will help preserve property values in their neighborhoods. Personally I think this will backfire on a lot of them as they experience a rise in foreclosures because underwater owners can't rent their homes to cover the mortgage and can't sell because they are underwater. These foreclosures will have a much worse effect on the community than allowing owners to rent their units....up to a point.

Because these changes are ongoing, and not static, proper due diligence is needed every time you consider purchasing a property to rent out. We have a pretty good idea of communites that still allow renting and many that either restrict it all together or are currently exceeding their rental limit.

Buy single family and / or multi-family in lieu of condo, loft or townhome properties if you are a buy and hold investor.

You will be frustrated by the iuntense competition for these single family and multi family properties, but you will be frustrated a whole lot less than you currently are.

A realistic approach is a good start.

A great buyer's agent is your next step after getting a realistic approach - right now, you are simply stuck looking for a few needles that are barely located in very, very few haystacks.
